“Off-Plantation” properties are those not contained within a gated community or other distinctly defined neighborhood. That’s not to say that they don’t have security gates, many do. These pockets are scattered throughout the Island and have grown increasingly popular over the years.
These communities are difficult to identify on your own if you don’t know the island, so we hope this will help you in your search. Plantation living might be the dream of some, but your ideal home or investment opportunity might just lie outside those plantation gates. Although we can’t put all of them here, these are some of the newest.
CROSSWINDS is a waterfront community on Broad Creek, off Marshland Rd. and features a total of 64 single family home sites set among mature oaks, long leaf pines, palmetto palms, and incredible marsh and Broad Creek views. As a community designed to reflect the traditional Southern lifestyle, you will find many homes with metal roofs, brick accents, heart of pine flooring and, of course, inviting front and rear porches. Residents enjoy Crosswinds’ convenient location, security gate, pool facility, and day dock with deep water access. This small private community, with some of the Island’s last available waterfront lots, is an area treasure.
PEREGRINE POINTE is a gated development off Marshland Rd with 24 3-bedroom homes with 3 different floor plans to choose from and 5 Marshfront homes up to 3,000 square feet with panoramic views of the Broad Creek and Shelter Cove Harbour. The community also has its own community dock.
SUMMER HOUSE is a 194 condominium development found on Marshland Rd close to the Cross Island Parkway. Each 1,2, and 3 Bedroom condo includes a large patio, high ceilings, and new appliances. Residents enjoy the community swimming pool and playgrounds, and have 24-hr. access to a business and fitness center.
THE PADDOCKS ON JARVIS CREEK is off Spanish Wells Rd and affords majestic views of Jarvis Creek’s salt marshes. Horse and leisure trails, a community pool with clubhouse and outdoor entertainment area, a community picnic area and a convenient location make this a unique Island neighborhood.
TIMBERCREST is a DR Horton development off Spanish Wells Rd. close to the Cross Island Parkway and the beautiful marshes of Broad Creek. The neighborhood comprises approx 38 homesites.
SEAGRASS LANDING is situated between Spanish Wells Road and Jonesville and is a townhome community. Each of the 13 townhomes have 3 bedrooms, 2.5 baths, a 1-car garage and approximately 2000 square feet. These homes are loaded with detail and features, including ceramic tile in the bathrooms, Moen fixtures, and wood flooring. They have 8 ft. interior doors, 10 ft. ceilings throughout and all are professionally landscaped.
SPANISH POINT is a small community of custom built manor homes and are some of the most impressive on the island. Fantastic views of the Calibogue Sound are matched by a quiet, scenic roadway that is accessed via private gate. It is adjacent to Spanish Wells Plantation.
THE NEIGHBORHOODS OF OAKVIEW is located off of Spanish Wells Rd at the Island’s north end within immediate reach of the Cross Island Parkway. It is comprised of 3 distinct neighborhoods: Sterling Pointe which consists of 17 dramatic homesites on an environmentally protected promontory that reaches into the tidal marshland. Silver Oak has 27 homesites within an exclusive privately gated preserve. Gold Oak includes 76 traditional homes and homesites set beneath a canopy of majestic moss-draped live oaks. The lots are set on 40 acres of lush lowcountry land that offer marsh and Calibogue Sound/Intra coastal Waterway views.
ALLENWOOD is a neighborhood located off Gumtree Rd. and is within walking or biking distance to the island’s public school campus, the Island Recreation Center, and north end shopping and markets. It ovvers some single-family detached homes as well as low-maintenance townhomes that include lawn care service. A 2-acre lagoon offers a serene sanctuary for homeowners, families and wildlife.
HANAHAN PLACE is a community off Gumtree Rd that is less than 3/10 of a mile from all public schools, the Boys and Girls Club, and the Island Rec Center. It is a small community of single-family homes.
FULLER POINTE is conveniently located off Wild Horse Rd and is close to beaches, shopping, restaurants, schools, recreation and the Cross Island Parkway. It is a townhome community offering 1st, 2nd, and 3rd row locations on the Intra coastal Waterway and Skull Creek.
BERMUDA POINTE is located off Wild Horse Rd and is a small single-family home gated community offering spectacular views of Skull Creek. There is a community dock, swimming pool, bbq area, and a scenic walking path. Homes here are reminiscent of ones found in Bermuda or Charleston, SC.
THE LEGENDS ON THE GREEN is a group of 119 condominiums on Union Cemetery Road at the north end of Hilton Head. Residents have views of lagoons, the Planter’s Row golf course in neighboring Port Royal Plantation, or 1 of 2 swimming pools and all have spacious patios or balconies. Legends also has a business center that is available for residents.
SINGLETON BY THE BEACH residents live in the only Island location where marshes directly meet the Atlantic Ocean, yielding fantastic oceanfront views. The community extends four street rows back from the ocean. All of its single-family homes are in Charlestonian-style architecture and have private elevators and garages. Many have their own private swimming pools.
YACHT COVE is located mid-island in a more traditional neighborhood with houses in closer proximity than in most other area communities. It’s location is just behind the Hilton Head Diner off Hwy 278. Clustered within the Yacht Cove community are single-family homes, townhomes and apartment villas; Mulberry Place, Brittany Place, Sailwind and Wyndemere, and each offering separate amenities
